We design your home virtually from the ground up. What this means for you is that you’ll be able to see and explore what your home will look like with every available design scenario for your space, long before a dime is spent in construction. The average change order in the field (once construction has begun), is at least $2500 and will delay your project for days or weeks. When working in 3-D, we can eliminate 99% of change orders that could occur; because we’ve already discovered what works and what doesn’t. We will virtually walk you through your space with specifics; down to the paint colors, exact floors, artwork on the walls, and your furniture. We take all the guess work out of what your space will look like at completion.

For residential remodels, renovations, and additions:

The cost for our services depends on the complexity of the project and the total scope of work. Our pricing includes unlimited revisions during the design phase, permit-ready construction documents that includes the review by our contracted, licensed Architect and/or Structural Engineer.

For a custom home design:

We charge an upfront design fee, as well as an additional square footage fee for the completion of the construction documents. These documents will be used for permitting, costing, and to hand over to your builder. The price for custom home design with architectural plans includes unlimited revisions, final review by our contracted, licensed architect/engineer, HVAC sizing, energy calculations and optional professional interior design services.

For light commercial tenant design:

Costs for our commercial tenant redesign depend on the complexity of the project and the total scope of work. Special requirements, such as MEP, are charged separately (but not always necessary).

We work at your pace. However, plan on spending 30 to 90 days in design development. We offer unlimited revisions during the design development phase, so the we don’t stop until you are 100% in love with the design. Once you’ve approved your design, your permit-ready construction documents will be delivered within 2 weeks.

When you work with Bellevida, we will design you a one-of-a-kind home, addition, or commercial space. Your home or commercial space will be uniquely designed to your needs, lifestyle, tastes, and budget. You own the plans which means you can shop your drawings around to any contractor in town. When you work with a design-build firm they own the plans—even though you have paid for them.  If you don’t like the final price they give you to build your project then you’ll have to go somewhere else to start the process all over again.

If your project is a brand new custom home, plan on 12 months from the day we start design to the day you move in. For a major remodel or large addition, plan on 8 months.

The simple answer is this: we are not drafters. We are residential and commercial space designers; we provide a unique service that no one else offers in our area. We provide exclusive 3-D design, virtual tours, and our level of expertise and creativity spans 20 years and began in the construction industry.

At Bellevida, we are not architects. We are residential/commercial tenant space designers.

Architects are degreed professionals that are licensed through the American Institute of Architects (AIA). Many architects do not provide residential design. They typically specialize in educational, institutional, and large commercials spaces such as; schools, banks, malls, and high-rise buildings.

At Bellevida Design, we are residential/commercial tenant space designers. We are also degreed professionals, but we are certified through the American Institute of Building Design (AIBD). We specialize in all aspects of residential design and commercial spaces that are 4 stories or less.

Draftsmen are individuals that prepare working drawings for architects and designers. They typically hold a certificate in drafting technology and are limited.
